Developer proposes building 360 apartments in Town of Sheboygan
The apartment complex will have parking for over 1,000 vehicles

TOWN OF SHEBOYGAN — A developer is seeking to build an apartment complex on Playbird Road near Larry's Distributing.
The Green Bay-based developer is proposing to construct 360-apartment units with a large pond in the middle of the property according to Brad Rymer, Project Manager at Vierbicher. The complex will feature studio, 1-bedroom, 2-bedroom and 3-bedroom units. A playground and walking paths will also be built.
The 29.22-acre property is owned by the Estate of Tim Schukantz.
The Town of Sheboygan Plan Commission met Tuesday afternoon to discuss the developer’s rezoning permit application. Supervisor Brad Lambrecht said he questions the need for all of the recent apartment developments being built in Sheboygan County.
The co-owners of Larry's Distributing expressed safety concerns with increased traffic on Playbird Road that the apartments would bring. “People walking their dog, just going for a walk on that small road, it is very dangerous,” said Todd Gutschow. “That road is not big enough,” added Tyson Gutschow, who suggested the road be widen or a path be added for pedestrians and bicyclists. While the apartments are proposed on land within the Town of Sheboygan, Playbird Road is under the control of the Town of Mosel between County Road LS and Dairyland Drive.

According to the developer, there would be 1,010 parking spaces.
Local resident Jon Paul also voiced his concerns with the project. “There are a few major concerns I have which are the increased traffic, the ability of the Town of Mosel to maintain and service Playbird Road and the safety of town residents to safely walk and exercise with the road being narrow,” said Paul. “I hope that the Town of Sheboygan Board and the builder can find solutions to those concerns.” After looking over the proposal, Paul supports the zoning change which will allow the builder and the Town Board to gather more information about the project.
While the Plan Commission approved the rezoning permit application during Tuesday's meeting, the public will have additional opportunities to learn more about the development at a future Town Board meeting.
